Before you commit to anyone
Do I need developer approval before renovating my villa?
Yes. Emaar, Nakheel, Dubai Properties and Meraas each run their own NOC process before Dubai Municipality will issue a building permit. We prepare and submit the drawings, calculations and contractor documents on your behalf, and we do not start site work until the approval is in hand.
How long does a full villa renovation take?
For a typical four to five bedroom villa, allow twelve to twenty weeks on site once permits are issued. Approvals themselves usually add four to eight weeks, depending on the community and whether the scope is structural.
Can we stay in the villa during the works?
For single-room work, usually yes. For a full renovation involving structural changes, rewiring or air conditioning replacement, we recommend moving out. We tell you honestly which category your project falls into at survey stage.
What does a villa renovation cost in Dubai?
Cosmetic refurbishment typically runs from AED 350 to 550 per square foot. Full renovation with new kitchens, bathrooms and services usually falls between AED 600 and 1,100 per square foot. Structural extensions and luxury specifications go higher. We issue a fixed written scope after survey rather than a rate quoted over the phone.
Do you provide a warranty?
Expect at least twelve months on workmanship from any reputable contractor, with manufacturer warranties on installed equipment passed through in full. Get both in writing before work starts.
